The operating reality
The 400,000-square-foot 745 Thurlow property contained more than 2,000 devices and 28,000 points across HVAC, lighting, metering, air quality, leak detection, smart bathrooms and work orders. Property teams needed to reduce energy and maintenance costs without compromising the tenant experience.
What KODE Labs deployed
KODE OS integrated and normalized the building’s operational and IoT data, then applied Optimized Start Stop and digital commissioning. Machine-learning schedules adjusted equipment to weather, occupancy and operating needs, while automated functional testing surfaced HVAC issues and routed work through KODE OS Mobile.
What changed
Over six months, optimized scheduling removed more than 78,000 fan-coil runtime hours, equal to 32,171.8 kWh and $3,200 at the source’s $0.10/kWh assumption. KODE annualized the FCU savings at $6,400. Digital commissioning tested more than 3,000 FCUs and identified over 60 heating and cooling issues for faster response.
